Property Surveys: We do boundary surveys for real
estate sales, residential and commercial/Industrial development,
and property owners who need to know where their boundaries are.
These can be done with, or without plans drawn that can show the
legal limits of a parcel, fences, and buildings. In newer subdivisions
where all the survey bars have been destroyed by construction, we
frequently replace them and mark boundaries for new fence construction.
Reference Plans/ Severances: Many surveys are
required to be registered in order to deal with easements, property
severances and transfers. These plans range from single issue parts
to hundreds of parts on multi-layered projects.
Topographic Surveys: deal with the horizontal
and vertical position of the ground as well as every feature on
the land and under it. Also called pre-engineering surveys, these
detailed plans usually have contours and are digitally layered in
computer modelling ready for the engineers, conservation authorities,
planning departments, and municipalities for building/planning permit
applications.
Subdivisions and Condominiums: We have completed
hundreds of subdivision and condominium plans over the past 20 years
and as the regulations and statutes change, we are able to work
with all the new possibilities to devise new approaches and concepts.
All of our major projects are tied into UTM coordinates and are
calibrated with our precision GPS units that provide accuracy of
+/- 5 millimeters. This allows for a very quick fix of any lost
survey bar, and a way for the engineers and construction crews to
work on site even after all the survey bars are destroyed. With
respect to the condominiums, we have projects from Common Element
condominiums where only the road is considered a condominium and
all the surrounding properties are “parcels of tied land..POTL’s),
to traditional condo towers with swimming pools and underground
parking.
Housing Packages: For builders we have packages
where we traditionally pre-coordinate a new house from a design
and site plan, ensure it complies with by-laws, then stake for excavation.
We set offsets and cuts to underside of footing, then pin all the
exterior corners of the house in the hole, followed by a tie in
survey with a plan and the top of foundation wall elevation as required
by the various municipalities. There are many variations depending
on your specific need.

Construction Surveys: Our construction survey
department has projects doing layout on apartment buildings, manufacturing
and industrial buildings, bridges, roads, water slides, landscape
projects and more than 80,000 housing projects. Our involvement
deals wit everything from footings to pilings and anchor bolts.
The key to our construction department is our very experienced,
conscientious people.
Project Management: Through the many construction/legal
and especially subdivision and condominium projects we have done
over the past 20 years, we have developed a very strong core group
of lawyers, planners, architects, engineers etc., and can take your
project from first concepts to completion. We also provide opportunities
to partner in projects as well as arrange the capital to get the
job done.
